Current and accurate data is critical in this business. We have developed the following rigorous process for compiling our data and we have a dedicated staff to accomplish each task:
- Initial Data Entry
We contact the County Recorders office each day to capture the Trustee data that begins the foreclosure process. Even if the auction isn’t scheduled to happen for a couple of months, we enter the data the same day it records. Property Details are gathered from the County at this time and entered into each property.
- Title Information
It is critical to understand all Encumbrances for each property. We work with our title company to gather and input preliminary title information for each property.
- Tracking
Sale information is very dynamic and can change at any time which is why we track all discontinuances, bankruptcies, bid prices and other information that could affect the sale at auction.
This process delivers a tool that you can utilize, with confidence, to make your investment decisions.
Not only is our Data complete, accurate and timely; it also can be customized so you see the information that you need, the way you want to see it. You can also have the web site track the property for you. An email will be sent to you when any change happens to a property you are tracking in your favorites folder.
Client Training
Offered to each of our new members, this hands on training will show you how to utilize every feature of our web site as well as train you the basics in buying foreclosure properties, funding the properties and how to best utilize the skills of your Investment Consultant.
Pre-Auction Strategy Meetings
Held each Thursday evening for our clients, this session will review all properties going to auction the next day so that you can be completely prepared to make your bids with confidence.
Individual Client Strategy Sessions
At any time, an Investment Consultant will work with you on determining an investment strategy that works for your own situation. They will then guide you through the foreclosure properties to identify any that fall within your strategy. They will compile CMA’s for you and even drive by the properties with you. They will be your key real estate investment partner.
